Keeping Your Cool

Few problems cause more anxiety for homeowners than a heating or cooling system that does not work when it is needed most. That was borne out recently when we had more than 140 calls for service on non-performing air conditioning units in just one day. In many cases the homeowner had not scheduled regular maintenance while in other situations, the units were just inadequate for the 100-degree heat because of their age and capabilities.

All heating and cooling systems, just like cars, require regular service if they are to perform at peak efficiency. As it is with automobiles, there comes a time when they have run their course and need to be replaced.

There is no better time for replacing old systems than now, and I have two reasons for my saying that. Technology in heating and cooling has advanced greatly in the past five years. Today’s systems operate at a higher efficiency level, giving homeowners more comfort while actually lowering monthly energy bills anywhere from 40 to 70%. In addition to the technology, attractive tax credits are available on both conventional energy-efficient systems such as heat pumps and renewable energy systems such as geothermal.

The $1500 federal tax credit for qualifying energy-efficient heat pumps will disappear at the end of this year. North Carolina has a 35% tax credit, up to $8400, for geothermal systems, and the federal government has a 30% credit with no limit. Those credits are in place until the end of 2016.

The HVAC industry in the Triad consists of dozens of companies. Selecting a reputable one will pay dividends later. Asking friends and relatives who they recommend and why is a good start. See if the technicians are NATE certified, if the company is in good standing with the Better Business Bureau, if it is a member of industry organizations that stress professionalism, and if it keeps appointments on time. Be wary of letting just anyone come into your home. Ask if the repairman or technician has been drug tested and if his background has been checked. When you are given a quote, ask for a breakdown of the price and make sure there will be no add-ons.

Not all home comfort brands are the same. Compare them and remember that low price is not always a bargain. Look for value, what you will get for the money spent. If you buy a good system it literally can pay for itself in seven to ten years.
